For assets that have stopped moving.

We work with local authorities, housing associations, universities, NHS trusts, and other institutional owners holding property that has stalled, underperformed, or sat on the books too long.

Sometimes the answer is a sale. More often it is a different question. We help define what the asset can actually do, and then take responsibility for getting it there.

03 Approach

Three principles we work to.

  1. Commercial first.

    Every decision starts with the numbers. If a deal does not work on the spreadsheet, it does not work.

  2. Direct relationships.

    Clients deal with the principal, not a team layered between them and the work. Communication is plain, frequent, and on the record.

  3. Useful or not at all.

    We will say so when we are not the right fit. An honest no at the start saves everyone time, and we would rather refer the work on than take it for the sake of it.

The work spans investment, development, and public-sector advisory. It has covered residential portfolios, institutional disposals, mixed-use development, and complex public estate restructuring.

Clients deal directly with the principal. Where specialist expertise is required, whether planning, tax, legal, or structured finance, it is brought in through a trusted network rather than padded into a fee.
